1948 The origin of the Company is the revival of a horse racecourse

In 1948, Founded shortly after the end of World War II, backed by ardent desire for the revival of the Hanshin Racecourse.

In 1948, shortly after the end of World War II, there were voices among major horse owners in the Kansai area and the local business community for the revival of the former Hanshin Racecourse, which had been repurposed as a military airbase. Against a backdrop of such strong desire and by receiving approval from the Ministry of Agriculture and Forestry (now the Ministry of Agriculture, Forestry and Fisheries), the Company was founded with the goal of constructing the new Hanshin Racecourse and promoting horse racing. The Company started its business under the corporate name Keihanshin Horse Racing Co., Ltd., derived from Keihanshin Kyuko Railway Company (now Hankyu Corporation), which supported the Company’s foundation.

Launched off-track betting parlors (WINS)

In response to a request from the Ministry of Agriculture and Forestry, we opened off-track betting parlors (now known as WINS) in downtown areas such as Umeda and Namba in Osaka, Gion in Kyoto, and Motomachi in Kobe. For over 70 years since the launch, we have been continuing leasing of WINS buildings as our main business.
In the same period, we were also successfully listed on the Osaka Securities Exchange.

1956 Our first steps in the real estate business

In 1956, we changed our corporate name to Keihanshin Real Estate Co., Ltd., and made a fresh start as a full-scale real estate corporation.

Following the transfer of horse racing operations to Japan Racing Association (JRA), our Hanshin Racecourse was also sold to the JRA. In return for the transfer, we acquired a forest in Takarazuka-shi. Our real estate business started by developing the land and selling it in lots as residential sites.
In 1962, we built a rental office building on the Midosuji Road in Osaka-shi and also engaged in lot sales of apartments and detached houses. Our business revenue was split between leasing and lot sales.

1976 Developed commercial buildings across the country

Starting in 1976, we began developing roadside-type commercial buildings across the country. We garnered attention as the pioneer of large-scale shopping malls.

Starting around 1976, we developed roadside commercial buildings across the country, from Hokkaido in the north to Kyushu in the south. Huerta Shingu, the large-scale roadside-type commercial facility, was completed in 1992 and received much attention as the pioneer of large-scale shopping malls.

1988 Responding to changes in Information Technology

Our first datacenter building was completed in 1988. We strived to offer advanced features in response to changes in Information Technology.

Our first datacenter building, Shinmachi 1 Building was completed in 1988. At the time, the building was used to store office computers of medium-sized companies. Since then, we have been accommodating to changes in IT technology while increasing buildings dedicated to datacenter that boast the latest specs; for example, advanced disaster prevention features using seismic isolation structure and other measures, reliable power supply using high-capacity emergency generators, connection to high-speed, high-bandwidth lines, and advanced security systems.

1996 Specialized in the leasing business

Withdrew from the lot sales business and became specialized in our distinctive leasing business.

After the collapse of the bubble economy, we withdrew from the lot sales business, which required considerable personnel investments. Starting in 1996, we became specialized in the leasing business. From this point onward, we developed a distinctive leasing business, dealing with office buildings, datacenter buildings, WINS buildings, as well as commercial buildings and logistics warehouses.

2000 Commercial buildings go rail-side

Began to develop various rail-side commercial buildings, accommodating to regional needs and locational features.

We began to offer not only roadside but also various rail-side commercial buildings, accommodating to regional needs and locational features. Both types of commercial buildings have drawn influential companies, thereby helping to enrich life of local residents.
Our commercial facility located on Kawaramachi-dori, a street in the commercial center of Kyoto, underwent a full renovation in 2014. The white exterior design, which stands out conspicuously, creates a lively space that blends together with the cityscape.

2009 Business expansion by advancing into the Tokyo metropolitan area

In 2009, we further expanded our business by advancing into the Tokyo metropolitan area.

The Onarimon Building, our first property in the Tokyo metropolitan area, was completed in 2009. Located on Hibiya-dori, a street in the popular business area, the building actively adopted initiatives such as rooftop and wall greening, and received the Minato City Green Planning Award in 2010. From this point, we began to proactively acquire properties in the Tokyo metropolitan area in order to expand our business and reduce the risk of regional concentration. Currently, we hold five properties for lease in the Tokyo metropolitan area.

Under the 10-year plan from FY2024/3 to FY2033/3, we are further developing our foundation and structure capable of responding to changes in the external environment and promoting initiatives for new businesses.
We will accelerate growth by increasing capital efficiency through the expansion and restructuring of assets and diversification of investment methods.
